Conveyancing Morayfield, Hendra & Queensland

Although our entire file can be conducted electronically if you wish at our discounted rate, you can also park straight outside of our northside offices near major transport hubs.

For our Hendra office, you can even walk from Hendra or the neighboring suburbs of Clayfield, Ascot, Nundah and Hamilton. For our Morayfield conveyancing office, you can walk from Morayfield Caboolture or Burpengary.

Fixed Fees & Discounted Electronic Settlements

If you prefer a cheaper alternative from the comfort of your home with Queensland lawyers in the same time zone, please check our discounted Electronic Settlement option with home identification checks and fully online file if you prefer.

Also consider your interest savings on sales by receiving cleared funds on the settlement date rather than 3-5 business days later to pay off any loans etc.

Standard Sale Conveyancing of House / Land / Unit 
$845 + GST professional fees presuming an agent does the contract and the $47.97 title search and that there’s no optional outlays or searches (+ $75 + GST for each Lease). There is a $137.39 PEXA fee for electronic settlements these days but usually more than offset by the bank cheque and agent’s fees saved and/or interest saved on quickly cleared funds.
Standard Purchase Conveyancing of House / Land / Unit 
$1,149 professional fees incl GST + Outlays + Transfer Duty if no body corporate and there’s an agent + $75 + GST for each Lease.
Purchase with Body Corporate Contract
Add $125 + GST (if purchase with onsite search)
Property transfers for consideration
Transferors: (if transferee has lawyer doing contract & stamping) $695 plus GST;
Transferees (or other transferors): $895 + GST + advice (excluding $47.97 title search) if contract needed as $ being paid. (See accountant 1st to discuss tax & Centrelink issues & options)
Family Law Transfers or Gifts
$695 + GST (including $47.97 title search) if no contract or adjustment or extra searches needed + a $137.39 PEXA fee for electronic settlements these days which is less than the bank cheque and agents fees saved. ($395 + GST if transferor)
Sale or Purchase of Commercial Property or Farm (if no sale of business operating there)
Add $195 + GST + another $195 + GST fixed fee to transfer each lease
Subdivisions / New Land
Add $915 + GST to register plan and mortgagee consent or $1,600 + GST if covenant or easement or $1,850 if both and written instructions from your surveyor.
Also add $2,100 + GST (less 30% discount in combined) to draft special conditions after perusing DA if no later subdivision issues / disputes / amendments and no major changes to our precedent.
House not finalised / House and Land
Fixed fee presumes no later building issues / disputes / amendments
Family Law Sale
Add extra for any Family Law issues / disputes (if required) + $200 if separate instructions need to be given
Severing Joint Tenancy
$570 + GST (if contested) or $375 + GST (if not contested) plus $231.98 registration fees + $47.97 title search = $906.95 or $692.45 respectively.

No Meetings Needed

Our modern approach avoids the need for you to visit our offices although of course you are always welcome. You will not have to take time to attend meetings to receive advice or sign documents. We keep you fully updated by phone, fax or email, whichever you prefer.

Free Phone Advice

Our residential conveyancing clerks can point out obvious mistakes or answer all your questions about the contract free of charge. However, a residential conveyancing clerk is not qualified to draft contracts and therefore properly discuss all the possible special conditions or other silent issues such as complex lease or GST issues.

This is particularly important for non-standard contracts for which you may wish to pay an extra $395 per hour (or part thereof) plus GST for a proper legal advice from a solicitor if you wish to avoid greater potential risk or extra cost later because amendments to the contract and / or leases are required.

No Hidden Extras

For example, we do not charge for items in outlays that are not really outlays to hide further professional fees. This presumes your contract is finalised and no further amendments are required later.

Conveyancing Special Conditions

If you require assistance with any conveyancing matters, whether it be the sale or purchase or transfer of a house / land or a commercial property with a farm / business, you should consider getting legal advice about the contract before you sign it as the standard terms and conditions will usually not protect you.
